However, many worry that assumable mortgages, which let you take over the seller’s loan, might have hidden problems. These types of mortgages are uncommon, and you won’t often see them in listings.
To improve your chances of finding an assumable mortgage, you can use special websites like Roam. However, Roam only lists homes in certain states, including Arizona, Georgia, Colorado, Florida, Illinois, and Texas.

More Cash for Low Interest Rates
Usually, assumable mortgages need larger down payments. For example, if a home costs $450,000, you might need to pay $100,000 upfront. This amount can be too high for many struggling with inflation and an unstable economy.
Beene explained to Newsweek, “It’s a good deal right now. It’s good because of the low interest rates. However, you need to remember that you need a lot of cash to get that lower rate.”
A Problem in the Housing Market
Even if you meet the qualifications for a mortgage, you should still check if it’s financially sustainable in the long run. The current housing market’s main problem is that homes are often too expensive. Even if interest rates are lower, the prices are too high for most people, and buyers might struggle to afford a property over time.
Veterans trying to use assumable mortgages also face challenges. Their VA entitlement, which is the amount the VA will cover if they need to repay the loan, is not fully guaranteed until they finish paying off the mortgage.
Negotiate Your Mortgage Deal
Veterans can risk losing their benefits if their home is foreclosed on. They can also lose it if they sell the house for less than what they owe, leaving them without options.
Negotiation is also important. To get a good deal on a mortgage that someone else can take over, it’s important to negotiate as much as possible. Buyers have a right to negotiate many of the fees involved. These include application fees, origination fees, rate lock fees, and even real estate agent commissions.
Enlisting Real Estate Agents

In an interview with Newsweek, Thompson explained that one key factor is your credit score. Lenders prefer working with people with high credit scores because they are more reliable. If your credit score is high, you’re more likely to get a better deal and a lower interest rate on your mortgage.
