    Real Estate Deals: Top 20 Cities Offering Homes for Under $100K

    A lot of people have a dream of owning their own home. However, with the soaring national home prices averaging $399,048, things have changed. These statistics provided by Zillow in May 2023 have made this dream of homeownership seem distant for many. There is hope, however. As an aspiring homeowner, you can still find a home that suits your budget in various cities. 

    You can even find a selection of cities with a good number of houses priced under $100,000—a selection of various houses that is a feasible option for first-time buyers.

    GOBankingRates delved into Zillow’s data to pinpoint the 100 largest housing markets with homes under $100,000. GOBankingRates then used data from Realtor.com to find the total amount of active home listings. They also found out the amount of houses with asking prices that are under $100k. They highlighted 20 cities that offer some of the cheapest, most affordable housing options in the U.S.

    20. Fort Wayne, Indiana 

    There are currently 369 active listings in this city. Out of these active listings,16 of them are priced under $100,000. The percentage of listings under $100,000 is 4.34%.

    19. Columbia, South Carolina

    In Columbia, the total active listings is 446. The active listings of houses priced under $100,000 is 20. The percentage of listed houses priced under $100,000 out of all the total active listings is 4.48%.

    18. Indianapolis 

    There is a significant gap in the statistics of affordable house listings between Indianapolis and Columbia, South Carolina. In Indianapolis, the total number of active listings is 2,636. Active listings under $100,000 are 128. Of the total listings, the city has 4.86% of cheap houses.

    17. Tulsa, Oklahoma

    Tulsa has a total active listing of 1,119. Active listings under $100,000 is 73. Although the number of active listings is low compared to that of Indianapolis, it has a higher percentage. The percentage of listings under $100,000 is 6.52%. 

    16. Wichita, Kansas

    The total active listings in Wichita is 1,134. The total active listings under the $100k benchmark is 75. The percentage of affordable homes under $100k is 6.61%.

    15. Cincinnati

    There are currently 1,176 active listings, with 79 houses priced below $100,000, accounting for 6.72% of the total listings.

    14. Kansas City, Missouri 

    Kansas City currently has a total active listing of 1,674. One hundred eighteen homes out of the active listings are priced below $100,000. This accounts for 7.05% of the total active listings.

    13. Philadelphia

    Philadelphia has a total number of 382 houses available for sale. About 27 of these houses are priced below $100,000. The overall percentage of affordable houses below $100,000 is 7.07%

    12. Baton Rouge, Louisiana

    The total number of active listings in Baton Rouge is 1,350. In this total number, the number of active listings under $100k is 101. This gives a 7.48% of listings under the benchmark.

    11. Louisville, Kentucky

    The total active listings in this part of the country is 1,896. Active listings under the $100,000 measure are 165. The percentage of active listings under the affordable measure is 8.7%.

    10. Chicago

    This part of the country has 3,169 total active listings. Two hundred twenty-nine houses out of this total number are below the $100k price. The percentage of listings under $100k is $9.44%

    9. Pittsburgh 

    In Pittsburgh, there are 2,039 active listings, with 314 priced under $100,000. This constitutes 15.40% of the total number of listings.

    8. Buffalo, New York

    Buffalo has 513 active listings; 108 of these listings are priced below $100,000. The percentage of the affordable listings is 21.05%.

    7. Memphis, Tennessee 

    There are currently 1,927 active listings in Memphis.  453 homes are priced under $100,000; this makes up 23.51% of the total listings.

    6. Milwaukee

    In Milwaukee, the total active listing of homes is 644. Active listings under $100,000 is 153. The percentage of listings under the $100,000 bar is 23.76%.

    5. St. Louis

    The total active listing of homes in the area is 2,060. The active listings of houses under $100,000 is 530. The percentage of listings under $100,000 is 25.73%.

    4. Rochester, New York

    In Rochester, the total number of active listings of houses is 253. Out of these total active listings, 107 are under $100k. The percentage of listings under $100k is 42.29%.

    3. Cleveland

    There are currently 1,171 active listings in Cleveland. There are 518 of the houses priced under $100,000, representing 44.24% of the total listings.

    2. Toledo, Ohio

    There are 684 active listings, with 358 priced under $100,000. The percentage of listings under $100,000 is 52.34%.

    1. Detroit

    Detroit currently has 1,726 active listings. It has 1,171 houses that are priced below $100,000. The percentage of listings under $100,000 is 67.84%.
